Market Overview


Our marketplace primarily revolves around the 3 suburbs of Ashgrove, Bardon and The Gap. Each unique and very different in housing styles and construction types.

ASHGROVE - This inner city suburb is arguably Brisbane's most unique suburb in that it is the only suburb to have a housing style named after it - the "Ashgrovian".

The "Ashgrovians", more commonly found in the suburb were constructed in the 1920's to 1930's featuring large deck verandah with gable roof construction, and popular for their large rooms. They can be found in the area from between $500,000 to $3,000,000.

The most sought after area in Ashgrove is known as the 'Avenues' - graced by groves of established trees and parks. The suburb houses 'The Marist Brothers Boys College' and many, many other schools, making it popular with families. Ashgrove has two shopping areas, one in central Ashgrove, one in western Ashgrove. Both cater for all types of shopping needs.

The transport system focuses around buses which run regularly through the suburb to the Brisbane City Centre only 5 minutes away.

HOME UNITS AND TOWNHOUSES - New and old are available. Units generally feature 2 bedrooms and can be purchased between $300,000 to $500,000. Townhouses are more modern with 2 bedrooms selling from $300,000, and executive 3 bedroom townhouses from $500,000.

VACANT LAND - Hard to come by but when available, average in size around 405sqm and sell for approximately $400,000.

BARDON- The closest green belt to the city centre. This remarkable suburb is bordered by 'Mount Cootha Park' and like Ashgrove is graced with many tree lined streets, lots of parks and B.B.Q. areas - they include J.C. Slaughter Falls and Simpson Falls.

Housing styles vary from older timber dwellings known as 'Queenslanders' constructed from 1900 to the 1930's, to 'Post War Styles' built in the 1940's to 1950's, and to more modern Brick homes. Magnificent contemporary designs are found in the 'Stuartholme Estate'.

The timber homes are very popular with younger people and investors and many can be found in different degrees of restoration. Prices range from $600,000 to $3,000,000. Brick homes can vary in price depending on age from $500,000 to $1,000,000.

HOME UNITS AND TOWNHOUSES - Both are available. Older brick units range from as little as $300,000 to more modern townhouses averaging in the $550,000 range.

VACANT LAND - Very rare and sought after. Average allotment size in the older established areas are 405sqm - average price approximately $450,000. In more modern areas of Bardon the land size is larger and can fetch up to $1,000,000.

THE GAP - One of Brisbane's more modern suburbs, it too is bordered by Mount Cootha Park and Brisbane Forest Park, giving this magnificent green backdrop. Again popular with families because of its open spaces and leisure activities. The suburb has pony clubs, bushland retreats for children, and residents can enjoy the 'Taylor Range Country Club' in nearby St. John's Wood.

Home styles include timber highsets built in the 1960's and 1970's to modern brick homes and even acreage properties. Price ranges vary greatly from $400,000 up to $2,000,000.

TOWNHOUSES - New villages of townhouses can be found with Tennis Courts, Pools etc. Prices range between $400,000 and $480,000.

VACANT LAND - Both suburban allotments to acreage are available in abundance between $300,000 to $450,000. some executive acreage allotments can be found in the $500,000 range.
